About

FAIRHOPE, Ala. — Fairhope home prices remained relatively steady through August 2026 even as homes took longer to sell and fewer transactions closed, according to Perchwell data for single-family residential sales.

What is happening in the Fairhope, Alabama housing market in 2026? From Jan. 1 through Aug. 31, 2026, 576 single-family homes closed in Fairhope at a median price of $500,750. During the same period in 2025, 608 homes closed at a median price of $494,741.

That represents a 1.2% increase in the median closed price alongside a 5.3% decline in closed sales.

Other measures also point to a slower transaction pace. Median days on market increased from 43 days during the first eight months of 2025 to 48.5 days in 2026. Median price per square foot increased approximately 2.0%, from $217 to $221.

The combination provides a more complete picture of the Fairhope housing market than price movement alone. While fewer transactions closed and homes took longer to sell, the citywide median closed price remained comparatively stable through the first eight months of the year.

New construction also represented a substantial portion of Fairhope's 2026 activity. Of the 576 closed sales through August, 147 were newly built homes, approximately 25.5% of period sales by unit count. The other 429 closings were established resales.

Established resales recorded a median closed price of $540,000 during the 2026 period, while newly built homes recorded a median of $466,092. These figures represent different groups of transactions and should not be interpreted as a direct, like-for-like comparison between individual properties.

August offered an additional snapshot of the market. Fairhope recorded 74 closed sales at a $600,000 median price in August 2026, compared with 86 closed sales at a $534,000 median in August 2025. The broader January-through-August comparison, however, provides a more comprehensive view than either month in isolation.

For Fairhope homeowners, prospective sellers, buyers and relocation clients, the data illustrates why evaluating the market requires more than looking at a single headline number.

Citywide medians combine homes across different neighborhoods, price points, sizes, conditions and construction types. The market evidence also does not establish why sales volume or market time changed. Conclusions about an individual property require consideration of its location, condition, construction type and competitive set.
