I help Airbnb investors and waterfront or beach homeowners answer one critical question: Which properties on the Pinellas Gulf Beaches actually perform well as short-term rentals, and which do not?

There is a big difference between a waterfront condo or beach home that allows short-term rentals and one that consistently delivers strong income, repeat bookings, and long-term value. Most buyers find that out after the closing. My clients find out before.

With more than 20 years in Pinellas County real estate, I have completed 435+ residential transactions totaling $230M+ in sales, including 150+ vacation rental property transactions across Indian Shores, Indian Rocks Beach, Madeira Beach, Treasure Island, and Clearwater Beach. In the past five years alone, that includes 139 transactions, $107M+ in sales, 62 STR-friendly properties, and 28 sales above $1M. Many of those are structured and sold as operating short-term rental businesses with booking history, guest reviews, and future reservations transferring at closing.

Today, more than half of my STR work is on the sell side. I help owners position and defend the full value of their short-term rental as a going concern, not just a piece of real estate. Most agents price a vacation rental condo like any other condo. I price it like a business. The income track record, guest demand, repeat booking rate, and operational history all matter. Sellers who understand that walk away with more money.

On the buy side, my clients are often purchasing their first vacation rental or expanding a portfolio of income-producing beach properties. I help them avoid the most common and costly mistakes: buying a property that underperforms, overestimating rental income, choosing the wrong building or location, or misunderstanding flood insurance, FEMA limits, and coastal building risk.

I routinely advise against more purchases than I recommend. Protecting long-term outcomes matters more than closing a sale.

To evaluate both opportunities and exits, I use the Haydon SHORE Framework, a five-part system built specifically for short-term rental investment decisions on the Pinellas Gulf Beaches.

S, Supply and Demand. Tourism strength, location within the beach corridor, walkability, proximity to the water, and the depth of repeat visitor demand in that specific community.

H, Hosting and Rental Rules. Zoning designation, weekly versus nightly rental eligibility, HOA rental restrictions, building-level STR policies, and local licensing requirements. This is where most buyers get surprised. I know these rules building by building.

O, Operating Economics. Purchase price, realistic rental income based on actual comparables, insurance costs, HOA fees, property management expenses, and net operating income. I help buyers build a real number, not an optimistic one.

R, Risk and Resilience. Flood zone designation, FEMA 50% Rule implications, coastal construction standards, building age and condition, reserve funding, and insurance availability. I have lived on the Gulf Beaches since 1991. I have navigated storm damage, rising insurance costs, and FEMA advocacy firsthand. This is not theoretical for me.

E, Experience and Earnings Potential. Views, bedroom count, layout, amenities, guest satisfaction history, and the factors that drive a property from average occupancy to top-tier performance. The details that separate a good vacation rental from a great one.
