Skyline International Development Inc. (“Skyline”) is a private Canadian investment and management company that was incorporated in Toronto, Canada, on December 4, 1998. Skyline’s shareholders are two public companies: Mishorim & ILDC, both traded on the Tel-Aviv stock exchange (MSHR, ILDC).
Skyline has four key business segments in real estate:
2. Revenue producing properties
4. Asset management
Over time, Skyline has pursued a deliberate strategy of diversification into large-scale real estate projects, and in so doing, has attracted investment capital which, in combination with Skyline's own equity resources, has allowed it to acquire over two million square feet of real estate.
Skyline takes a direct ownership stake in each acquisition, usually between 25% and 100%. In addition, Skyline’s shareholders, ILDC and The Mishorim Group, reserve the right to participate in every acquisition and have, in fact, done so in most of the company's major acquisitions. Participation by ILDC and The Mishorim Group has ensured that Skyline and its shareholders hold significant equity positions while allowing Skyline to leverage its capital.
Skyline has been fortunate to secure acquisition financings from many established lenders, including Credit Swiss First Boston, CDPQ/MCAP, HSBC Bank Canada, CIBC, Equitable Trust, Manulife, Community Trust, First National, ROI Capital, Romspen, BDC and Bank Hapoalim.
Professional property management companies such as Colliers International (GTA) and Magil Laurentienne (Quebec) manage Skyline’s commercial properties, leaving Skyline’s management team free to focus on its asset management responsibilities. Both our hotel portfolio and our development portfolio are managed in-house by a dedicated team of professionals.
The combination of diversification and outstanding management and asset management allows Skyline to achieve a stable, moderated risk financial base, while its unique entrepreneurial approach has generated high returns on investments for ourselves, our partners and our shareholders.
